The Agenda Management Team manages meetings for the Board of County Commissioners, Planning Commission, Land Use and various other boards.

This team supports property owners, contractors, and permitting agents with the building permitting process from beginning to end and ensures that these services comply with all state and local codes and regulations.

The Building Inspections Division provides professional inspections for all trades and disciplines that are required under a permit in the County, including structural, gas, plumbing, mechanical, electrical, as well as compliance with local codes for manufactured housing and mobile homes. 

The purpose of the Contractor Licensing Department is to ensure that contractors are properly licensed and registered for specific trades in Unincorporated Manatee County.

The Environmental Review Section's focus during the development planning process is to protect and preserve the county's natural resources while seeking to balance growth and development. 

The Floodplain Management section reviews building permit and development applications for compliance with adopted floodplain management regulations. 

Impact fees are a one-time charge collected when new construction is completed in the unincorporated area of Manatee County. New construction increases demand for County infrastructure capacity, so impact fees ensure that new development pays its fair share of the capital cost incurred by the County to maintain adopted Levels of Service to accommodate population and job growth.

The Planning Division is the primary contact for land development inquiries, guiding applicants through the development review process from Pre-Application to Final Site Plan approval.

We provide for the protection of the public through the review of building plans to ensure compliance with adopted codes and standards by reviewing plans for conformance with County codes, investigating complaints of unlicensed construction activity and maintaining County Building and Construction Codes in conformance with state requirements and county needs.
