Submit an appeal

Manatee County officials are now accepting appeals for the new FEMA preliminary flood insurance rate maps. Any property owner or lessee who believes his or her property rights will be adversely affected by the proposed flood hazard determinations may submit an appeal. The appeal must contain information or data that shows the proposed flood hazard determinations are scientifically or technically incorrect.

All appeals must be submitted to Manatee County, which will review and submit the appeals to FEMA in January. The public can submit their appeals now through Dec. 31 by email to flood@mymanatee.org or by mail to 1112 Manatee Ave. W, 4th Floor, Bradenton, FL 34205.

Based on recent studies of the area, the Federal Emergency Management Agency (FEMA) has proposed updates to the County's flood zones. Depending on whether your flood zone has changed, your flood insurance may be affected. Search your address to find information regarding potential changes in flood zone for a property. Some information may take a moment to load.

What do the flood zones mean?

  • A (blue) - Special Flood Hazard Area that is high risk for flooding and typically requires flood insurance. Does not have a base flood elevation established. 
  • AE (lavender) - Special Flood Hazard Area that is high risk for flooding and typically requires flood insurance. Does have a base flood elevation established. 
  • VE (green) - Special Flood Hazard Area that is high risk for flooding and typically requires flood insurance. 
  • X (no color) - Low risk area that does not typically require flood insurance.
  • 500 Year Flood Zone, X (shaded) - Moderate risk area that does not typically require flood insurance.
  • D (shaded)‚Äč - Possible but unknown risk. Flood insurance should not be required.
