NOTICE OF PUBLIC HEARING
NOTICE OF ESTABLISHMENT OR CHANGE OF A REGULATION AFFECTING THE USE OF LAND IN UNINCORPORATED MANATEE COUNTY
NOTICE IS HEREBY GIVEN, that the Hearing Officer for Manatee County, will conduct a Public Hearing on December 15, 2025, at 3:00 p.m. at the Manatee County Government Administrative Center, 5th Floor, Manatee Room, 1112 Manatee Avenue West, Bradenton Florida to consider and act upon the following matters:
ADJ-24-24 – Del Webb Catalina Master Sign Plan with Sign Adjustment (PLN2412-0004)
Approval of a master sign plan for six (6) freestanding on-site residential subdivision signs for the Del Webb Catalina Subdivision with one (1) of those (6) six signs requiring a sign adjustment to increase the maximum sign face area by 372.22 percent from 48 square feet to 226.66 square feet; and two (2) of those (6) six signs being proposed in locations that are not subdivision intersection entrances as required by the Land Development Code (LDC), to be located at the abutting intersection round-a-bout of 44th Avenue East and Bourneside Boulevard, and to be located at the abutting intersection round-a-bout of Rangeland Parkway and Bourneside Boulevard, with the subject subdivision located north of Rangeland Parkway and east of Bourneside Boulevard in Lakewood Ranch (Manatee County); subject to voluntarily proffered stipulations as conditions of approval; providing for severability, and providing an effective date.
VA-25-05 - 3711 109th St E - Variance – PLN2509-0159
Approval of a front yard setback variance for the setback requirements established in the PDR (Planned Development Residential) zoning district by Ordinance PDR-14-13(Z)(P), reducing the minimum required front yard setback from 23 feet to 20 feet, due to a bona fide staff error. The subject property is Lot 13, Mandarin Grove Subdivision, located at 3711 109th Street East, Palmetto (Manatee County), identified as Parcel ID 612300759, and contains approximately ±0.15 acres. This action provides for severability and an effective date.
VA-25-06 – 10912 37th Ave E- Variance - PLN2509-0158
Approval of a front yard setback variance for the setback requirements established in the PDR (Planned Development Residential) zoning district by Ordinance PDR-14-13(Z)(P), reducing the minimum required front yard setback from 23 feet to 20 feet, due to a bona fide staff error. The subject property is Lot 207, Mandarin Grove Subdivision, located at 10912 37th Avenue East, Palmetto (Manatee County), identified as Parcel ID 612307409, and contains approximately ±0.24 acres. This action provides for severability and an effective date.
Rules of Procedure for this public hearing are in effect pursuant to Section 312.8 of the Manatee County Land Development Code. Copies of this section of the Code are available for review at the Development Services Department, 1112 Manatee Avenue West, Bradenton, FL 34205 or at mymanatee.org.
All interested parties are invited to appear at this Hearing and be heard, subject to proper rules of conduct. Additionally, any written comments filed with the Director Development Services Department will be heard and considered by the Hearing Officer and entered into the record.
