NOTICE OF PUBLIC HEARING

The Manatee County Planning Commission will hold a public hearing to consider amendments to certain provisions of the Manatee County Land Development Code (Ordinance 15-17, as amended) and make recommendations to the Board of County Commissioners as to the consistency of the proposed Ordinances with the Comprehensive Plan and as to whether the proposed ordinances should be adopted, adopted with modifications, or denied.

COUNTY INITIATED LAND DEVELOPMENT CODE TEXT AMENDMENT

RECREATIONAL VEHICLES IN MOBILE HOME PARKS – PLN2506-0012

An ordinance of the Board of County Commissioners of Manatee County, Florida, amending the Manatee County Land Development Code; providing a statement of purpose and intent; providing findings; amending Land Development Code Chapter 2, Definitions, modifying the definition for “dwelling,” and adding a definition for the term “park trailer;” amending Chapter 4, Zoning, Section 402.5, Schedule of Uses for PD Districts, correcting Scrivener’s Errors; Section 402.9, PDRV -  Planned Development Recreational Vehicle, clarifying use of Park Trailers;  Chapter 5, Standards for Accessory and Specific Uses and Structures, Section 521.7, Temporary Dwellings, deleting this Section in its entirety to avoid redundancy; Section 521.11, Post-Disaster Temporary Dwellings, specifying fire as its own catastrophe eligible for a temporary use permit; Section 531.32, Mobile Homes, Mobile Home Subdivisions, and Mobile Home Parks, amending to allow the use of Recreational Vehicles in Mobile Home Parks;  Section 531.42, Recreational Vehicle Parks and Subdivisions, setting specific criteria for length of stay of Recreational Vehicles and other applicable standards;  providing for other amendments as may be necessary for internal consistency; providing for codification; providing for applicability; providing for severability; and providing an effective date.

 All interested parties may appear and be heard at the meeting with respect to the proposed Ordinance, subject to proper rules of conduct. Additionally, any written comments filed with the Director of the Development Services Department will be heard and considered by the Planning Commission.

It is important that all parties present their concerns to the Planning Commission in as much detail as possible.  The issues identified at the Planning Commission hearing will be the primary basis for the final decision by the Board of County Commissioners.  Interested parties may examine the Official Zoning Atlas, Ordinances, the applications, related documents, and may obtain assistance regarding these matters from the Manatee County Development Services Department, 1112 Manatee Avenue West, 4th Floor, Bradenton, Florida, telephone number (941) 748-4501x6878; e-mail to [email protected].

PDMU-19-02(G)(R) – REVISIONS TO PDMU-19-02(Z)(G) -TRAVEL IMAGINATION - LAKEWOOD RANCH RV OWNER LP (OWNER) - PLN2407-0188

An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending and restating Ordinance PDMU-19-02(Z)(G); retaining the WPE (Evers Reservoir Watershed Protection) and ST (Special Treatment) overlays on property comprised of approximately 4.68 acres and generally located on the north side of Rangeland Parkway approximately 703 feet east of the intersection at Lorraine Corners and Rangeland Parkway, and commonly known as 14875 Rangeland Parkway Bradenton (Manatee County); amending the General Development Plan to request Specific Approvals to the following Land Development Code (LDC) Sections: 1.) LDC Section 531.36 allowing outdoor storage without an office, 2.) LDC Sections 531.36, 701.3, and 701.4 removing the requirement for a 6-foot solid fence or wall on the northern property line, and 3.) An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a County-Initiated rezone of approximately 126.33± acres generally located north of SR 70, east of Post Boulevard, southeast of Rangeland Parkway and west of Uihlein Road, and commonly known as 5895 Post Boulevard, Bradenton (Manatee County) from A/WP-E/ST (General Agriculture/Watershed Protection Evers/Special Treatment Overlay Districts) to the PDPI (Planned Development Public Interest) Zoning District, retaining the WP-E/ST (Watershed Protection Evers/Special Treatment) Overlay Districts; amending Zoning Ordinance No. PDPI-19-22(Z)(G) and approving a revised General Development Plan for a County park to add 126.33± acres to the project area for a total of 236.71± acres and add such uses that include but are not limited to County office space, public use facilities (i.e. public library, sheriff substation, EMS station), aquatic center, dog park, softball and baseball complex and fields, concessions, park maintenance facilities, racquetball complex, tennis stadium and courts (clay and/or hard courts), pickleball stadium and courts, locker room facilities, restrooms, multiuse building, hotel, secondary storage barn, multipurpose fields (existing), parking (existing) and stadium (existing), and other associated facilities, gymnasium and accessory passive recreation (i.e. permanent frame tent, maintenance area), trails, outdoor fitness equipment, fitness/play landforms, plazas, destination playgrounds, shade pavilions and amending stipulations; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability; and providing an effective date.

An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area, providing for a rezone of approximately 10 acres generally located 1,350 feet South of the Southeast corner of 9th Avenue and 99th Street NW, Bradenton 34209 (Manatee County) from A-1 (Agricultural Suburban) (8.48 acres),  and Residential Single Family (RSF-1) (1.52 acres) to PDR (Planned Development Residential); approving a Preliminary Site Plan for up to 10 single-family residential units; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability; and providing an effective date.
