NOTICE OF ZONING CHANGES IN UNINCORPORATED MANATEE COUNTY
NOTICE IS HEREBY GIVEN, that the Planning Commission of Manatee County will conduct a Public Hearing on November 13, 2025, at 9:00 a.m. or as soon thereafter as same may be heard at the Manatee County Government Administrative Center, 1st Floor, Patricia M. Glass Chambers, 1112 Manatee Avenue West, Bradenton Florida to consider, act upon, and forward a recommendation to the Board of County Commissioners on the following matters:
PDPI-25-12(Z)(G) – Lake Manatee EMS GDP With Rezone – Manatee County (Owners) – PLN2505-0120
An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for County-initiated rezone of approximately 10.16± acres, County owned property generally located north of SR 64 and Dam Road intersection, and commonly known as 1501 and No Number Assigned Dam Road, Bradenton (Manatee County) from A/ST/WP-M (General Agriculture/Special Treatment/Watershed Protection Lake Manatee Overlay) and CON ST/WP-M (Conservation/Special Treatment/Watershed Protection Lake Manatee Overlay) Zoning District to PDPI (Planned Development Public Interest) Zoning District, retaining the Overlay districts; approving a General Development Plan for 1) an existing Government Office (Natu-ral Resources Department/Quattlebaum House) of 6,342 square feet; 2) an existing EMS Station of 1,196 square feet; and 3) 4,740 square feet of a Public Use Facility (EMS Station) for a total of 12,278 square feet; approving a Schedule of Permitted and Prohibited Uses as voluntarily proffered by the Applicant and attached as Exhibit B; setting forth findings; providing a legal description; providing for severability, and providing an effective date.

An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, approving a Preliminary Site Plan to add a new Phase V comprised of 16 single-family dwelling units on 4 acres to an existing subdivision comprised of 278 single-family dwelling units for a total of 294 single-family dwelling units on a total of 107.99 acres; the property is currently zoned PDR (Planned Development Residential) and is generally located half a mile north of the intersection of US 301 and 16th Avenue East, Phase V is located on 63rd Court East, with no address assigned, in Parrish (Manatee County); subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability; and providing an effective date.

An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a rezone of approximately 683.3 acres from A (General Agriculture) to PDR (Planned Development Residential) Zoning District; generally located along the north side of Buckeye Road between I-75 and Fort Hamer Road with no address assigned, Parrish (Manatee County); approving a General Development Plan for 1) up to 2,047 single-family dwelling units and 2) up to 15,000 square feet of public use facilities (potential fire station); subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability; and providing an effective date.

An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a rezone of two parcels, totaling approximately 0.86 acres; generally located at the southeast corner of Manatee Avenue (State Road 64) and 38th Street West, and commonly known as 3737 Manatee Avenue West and 517 38th Street West, Bradenton (Manatee County) from GC (General Commercial) and RSF-6 (Residential Single Family – 6) to GC/L (General Commercial/Limited) Zoning District; approving a Schedule of Permitted and Prohibited Uses as voluntarily proffered by the applicant attached as Exhibit B; subject to stipulations as conditions of approval; setting forth findings; providing a legal description; providing for severability; and, providing an effective date.

An Ordinance of the Board of County Commissioners of Manatee County, Florida, regarding land development, amending the Official Zoning Atlas (Ordinance 15-17, as amended, the Manatee County Land Development Code), relating to zoning within the unincorporated area; providing for a rezone of approximately 7.11± acres, generally located 0.14± miles from the intersection of SR 64 East and Lorraine Road, and commonly known as 15005 SR 64 East, Bradenton (Manatee County) from A (General Agriculture) to the GC/L (General Commercial-Limited) Zoning District; approving a Schedule of Permitted and Prohibited Uses as voluntarily proffered by the Applicant and attached as Exhibit B; setting forth findings; providing a legal description; providing for severability, and providing an effective date.
All interested parties may appear and be heard at the meeting with respect to the proposed Ordinances, subject to proper rules of conduct. Additionally, any written comments filed with the Director of the Development Services Department will be heard and considered by the Planning Commission.
It is important that all parties present their concerns to the Planning Commission in as much detail as possible. The issues identified at the Planning Commission hearing will be the primary basis for the final decision by the Board of County Commissioners.
