NOTICE OF PUBLIC HEARING

NOTICE OF ESTABLISHMENT OR CHANGE OF A REGULATION AFFECTING THE USE OF LAND IN UNINCORPORATED MANATEE COUNTY

NOTICE IS HEREBY GIVEN, that the Hearing Officer for Manatee County, will conduct a Public Hearing on March 25, 2024, at 3:00 p.m. at the Manatee County Government Administrative Center, 5th Floor, Manatee Room, 1112 Manatee Avenue West, Bradenton Florida to consider and act upon the following matters:

 ADJ-23-18 – Oakfield Trails Master Sign Plan with Sign Adjustment - PLN2312-0069

Approval of a master sign plan for eleven (11) freestanding signs for the Oakfield Trails Subdivision with four (4) of those signs requiring the following sign adjustments: 1) an increase of the maximum sign copy area for three (3) proposed residential subdivision freestanding signs (Boundary/Gateway Sign, Boundary Sign, and Modified Boundary Sign) from 48 square feet to 72.5 square feet, and one (1) proposed residential subdivision freestanding sign (Community Sign) from 48 square feet to 60.33 square feet; and 2) an increase of the maximum sign height of one (1) proposed residential subdivision freestanding sign (Boundary/Gateway Sign) from 12 feet to 21 feet, one (1) residential subdivision freestanding sign (Boundary Sign) from 12 feet to 20 feet, and one (1) residential subdivision freestanding sign (Modified Boundary Sign) from 12 feet to 15 feet; the subject subdivision is generally located north of Moccasin Wallow Road and approximately 11,600 feet east of I-75 in Parrish (Manatee County); subject to voluntarily proffered stipulations as conditions of approval; providing for severability, and providing an effective date.

ADJ-23-19 – Oakfield Lakes Master Sign Plan with Sign Adjustment - PLN2312-0070

Approval of a master sign plan for ten (10) freestanding signs for the Oakfield Lakes Subdivision with three (3) of those signs requiring the following sign adjustments: 1) an increase of the maximum sign copy area for one (1) of the proposed residential subdivision freestanding sign from 48 square feet to 60.33 square feet; and 2) an increase of the maximum sign height within the entranceway of one (1) proposed residential subdivision freestanding sign from 8 feet to 21 feet and one (1) residential subdivision freestanding sign from 8 feet to 20 feet; the subject subdivision is located north of Buckeye Road and east of I-75 in Parrish (Manatee County); subject to voluntarily proffered stipulations as conditions of approval; providing for severability, and providing an effective date.

Rules of Procedure for this public hearing are in effect pursuant to Section 312.8 of the Manatee County Land Development Code.  Copies of this section of the Code are available for review at the Development Services Department, 1112 Manatee Avenue West, Bradenton, FL 34205 or at mymanatee.org.   

 All interested parties are invited to appear at this Hearing and be heard, subject to proper rules of conduct.  Additionally, any written comments filed with the Director Development Services Department will be heard and considered by the Hearing Officer and entered into the record.

 According to Florida Statutes, Section 286.0105, any person desiring to appeal any decision made by the Hearing Officer with respect to any matter considered at the Public Hearing will need a record of the proceedings, and for such purposes they may need to ensure that a verbatim record of the proceedings is made, which includes the testimony and evidence upon which the appeal is to be based.
