NOTICE OF PUBLIC HEARING

NOTICE OF ESTABLISHMENT OR CHANGE OF A REGULATION AFFECTING THE USE OF LAND IN UNINCORPORATED MANATEE COUNTY

NOTICE IS HEREBY GIVEN, that the Hearing Officer for Manatee County, will conduct a Public Hearing on August 18, 2025, at 3:00 p.m. at the Manatee County Government Administrative Center, 5th Floor, Manatee Room, 1112 Manatee Avenue West, Bradenton Florida to consider and act upon the following matters:

VA-25-03 - Buffalo Creek Substation – PLN2411-0131

Approval of a variance to the requirement for 185 feet separation from power lines established by standards of specific use by a maximum of 165 feet. Approval of a variance to the requirement for a 370 feet separation from off-site residential zoning by a maximum of 220 feet. The site being generally located on the north side of Erie Road between Sawgrass Road and Fort Hamer Road, commonly known as 10404 Erie Rd, Parrish (Manatee County) on approximately 5.01 acres; providing for severability; and providing for an effective date. 

SP-24-06- US-FL-5968 Buffalo Creek Substation - PLN2410-0084

Approval of a Special Permit with Preliminary Site Plan allowing for the construction of up to a 185-foot monopole Personal Wireless Service Facility (PWSF) with accompanying 40 feet by 60 feet equipment compound of approximately 6,400 square feet on an approximately 5.01 acre tract of land zoned A (General Agriculture), which is generally located on the north side of Erie Road, between Sawgrass Road and Fort Hamer Road, more particularly described as 10404 Erie Road, Parrish (Manatee County); subject to stipulations of approval; subject to approval of variance requests as described in Application VA-25-03; providing for severability and providing an effective date.

SP-25-01 – Linksters Lakewood Ranch - PLN2412-0150

Approval of a Special Permit to allow redevelopment of the existing 2500-sf School of Special Education (dance studio) within a shopping center to an Alcoholic Beverage Establishment. The site is in the PDMU (Planned Development Mixed Use) Zoning District and located on the east side of I-75, south of University Parkway, on Lake Osprey Drive (which is parallel to University Parkway), approximately 1,300 feet east of the intersection of I-75 and University Parkway in Sarasota (Manatee County) on approximately 3.27 acres; subject to stipulations of approval; providing for severability and providing an effective date.

Rules of Procedure for this public hearing are in effect pursuant to Section 312.8 of the Manatee County Land Development Code.  Copies of this section of the Code are available for review at the Development Services Department, 1112 Manatee Avenue West, Bradenton, FL 34205 or at mymanatee.org.   

All interested parties are invited to appear at this Hearing and be heard, subject to proper rules of conduct.  Additionally, any written comments filed with the Director Development Services Department will be heard and considered by the Hearing Officer and entered into the record.
