Background Discussion
  • Littlejohn Engineering Associates, Inc., was hired by the County to provide planning services to Manatee County to assess current policy and development standards applicable to the major corridors within the Urban Service Area of Southwest County. The scope of this project deals with the 5 major corridors within SW County, analyzing and recommending changes to existing regulations to help promote development, infill, and redevelopment along the corridors.  This was identified as a priority area, and a logical fit with How Will We Grow? and the creation of the Southwest County Tax Increment Finance District.
  • On 4/14/2015 Littlejohn presented to the Board of County Commissioners the objective of the Urban Corridors project to:
    • Enable quality urban infill and redevelopment
    • Provide infrastructure in an efficient manner
    • Enable predictability of development trends
    • Provide predictability for development
    • Implement community plans goals
    • Provide for Economic Development
    • Government efficiency
  • Public outreach has included:
    • Interviews, meeting, and an on-line survey with various “stakeholders” within the community
    • Booth/discussion at I-See Manatee Event
    • Discussions at Planning Task Force and Chamber Infill Committee Meetings
    • Public Workshop held on 9/9/2015
  • The purpose of today’s workshop is to bring the Planning Commission and Board of County Commissioners together so Littlejohn can present their findings from the public outreach, the research they have conducted, and to present their recommendations.

    • Draft Report with Recommendations – November 2015
    • Work Session and Hearings – December 2015
    • Hearings – February/March 2016
