  • Execution of Contract for Sale and Purchase with Stephen R. Olmsted for the purpose of the 44th Avenue East Road Improvement Project from 45th Street East to 44th Avenue Plaza East.

Enabling/Regulating Authority
Chapters 125 and 127, Florida Statutes. Manatee County Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.

Background Discussion
  • The 44th Avenue East Road Improvement Project from 45th Street East to 44th Avenue Plaza East was approved in FY 2014 (Project Number 6086960).
  • Parcel 100 is a vacant residential site consisting of 32,034 square feet located at 4311 45th Street East. The parcel is zoned A-1.
  • On April 13, 2017, Appraiser Shawn Wilson, MAI, Compass Real Estate, determined the value of the area for acquisition at $161,000.00 consisting of land value and minor site improvements.  
  • A settlement was reached at $250,000.00 eliminating additional costs for litigation fees or expert fees associated with this agreement.
  • This is an acquisition of the entire parcel.
