Action Requested
  • Execution of Contract for Sale and Purchase with 6 LLC for the purpose of the 63rd Avenue East at 33rd Street East Intersection Improvements.

Enabling/Regulating Authority
Chapters 125 and 127, Florida Statutes.  Manatee County Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.

Background Discussion
  • The 63rd Avenue East at 33rd Street East Intersection Improvement Project was approved in FY 2017-2021 CIP 382-6041860.
  • The parcel is improved with a commercial scrap yard facility named Renovo Resource Solutions, Inc., which is owned by 6 LLC.
  • The intersection improvement project requires a partial acquisition of 6,409 square feet along 63rd Avenue East, which is a corner clip and small strip of land located on the west side of the parcel.
  • The in-house value analysis for the vacant unimproved land was valued at $13,352.00.
  • 6 LLC, the owner, retained attorney David W. Wilcox to represent them in this acquisition. The owner's attorney valued the land and improvements as it stands today at $81,602.00.  This amount is based on the owner's cost of improvements for a sidewalk, irrigation, and landscaping on the property. 
  • Public Works has reviewed the owner's costs and has deemed the sidewalk improvement cost as reasonable.
  • Property Acquisition reached a settlement at $60,152.00 for land and improvements as full compensation and includes legal fees.
