  • Accept and Record Warranty Deed from Neal Communities of Southwest Florida, LLC; and
  • Record Affidavit of Ownership and Encumbrances from Neal Communities of Southwest Florida, LLC; and
  • Record Partial Release from Insignia Bank; and
  • Record Partial Release from Suntrust Bank.

Enabling/Regulating Authority
Chapter 125, Florida Statutes. Manatee County Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands. Land Development Code 722.1.2 through 722.1.3.2.

Background Discussion
  • On November 7, 2013, the Manatee County Board of County Commissioners approved a revision to Eagle Trace, a Planned Development Residential community located on the south side of State Road 64.
  • On September 24, 2014, the Manatee County Board of County Commissioners approved Credit Authorization CA-13-04(T), which outlines the Impact Fee creditable improvements associated with Eagle Trace.
  • The improvements are specifically for the right-of-way dedication for Pope Road Extension now know as White Eagle Boulevard, construction of the Pope Road Extension to the project entrance, and a stormwater retention pond.
  • White Eagle Boulevard is currently being constructed from 44th Avenue East to Mill Creek. The right-of-way that is the subject of this dedication lies within property owned by Neal Communities of Southwest Florida and is being dedicated to Manatee County to avoid delays in construction of the road by others.
