  • Accept and Record Warranty Deed from Delton L. Haynes as Manager of Oakwood Apartments, LLC; and
  • Record Affidavit of Ownership and Encumbrances from Delton L. Haynes as Manager for Oakwood Apartments, LLC; and

Manatee County Comprehensive Plan

  • Goal 9.5 addresses the potable water system.
  • Goal 3.3 addresses the protection, enhancement, and maintenance of natural land and water resources.
  • Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.
  • Goal 11.3 addresses flooding and surface water quality.  Land Development Code 722.1.2 through 722.1.3.2

Background Discussion

Oakwood Apartments, LLC, is required to dedicate a Permanent Utilities Easement with Drainage Easements, Conservation Easement, and Right-of-Way for the 144 unit multifamily affordable housing development.

A 970 square foot permanent utility easement, 9,417 square foot drainage easement, and 14,223 square foot drainage easement are required for ingress/egress to inspect and maintain the potable water system and sanitary sewer system.

A Conservation Easement area of 21,479 square feet and 33,668 square feet is required in accordance with the Manatee County Land Development Code to protect the wetlands on the property.

In addition, Oakwood Apartments, LLC, is required to dedicate 1,497 square feet of Right-of-Way for the widening of 15th Street East, also known as old U.S. 301.
