Pine Island Preserve Quit Claim Deed & Conservation Easement

Action Requested
  1. Acceptance of Quit Claim Deed from the Southwest Florida Water Management District (SWFWMD) transferring ownership of the Pine Island Preserve property from SWFWMD to the County.
  2. Authorization to execute and record the Pine Island Conservation Easement between Manatee County and the City of Bradenton.

Background Discussion

Pine Island Preserve was a joint intergovernmental land acquisition project. The City of Bradenton contributed $750,000 to the original purchase price; the Southwest Florida Water Management District contributed $450,000; and the County contributed $150,000.

On July 25, 2017, Southwest Florida Water Management District quit claimed their interest to Manatee County, which was recorded in Official Records Book 2687, Page 4554.  Manatee County manages the parcel in accordance with an intergovernmental agreement. The District transferred ownership to the County as part of its effort to reduce its land holdings. The City of Bradenton has agreed ownership should go to the County subject to a guarantee that the land will be managed in perpetuity for conservation and passive recreation.

The conservation easement document provides those assurances while also providing for the County's needs to manage the land and provide for public access. The document follows a similar format being used for the management of other preserves throughout the County and has been reviewed by the County Attorney's Office. Counsel has approved the final version.
