1.   Execute and Record Final Subdivision Plat;

2.   Accept and Record Drainage & Grading Plan;

3.   Accept, Execute and Record Mortgageeā€™s        Joinder    In    and Ratification of Subdivision Plat from Synovus Bank, a Georgia Banking Corporation;

4.   Accept, Execute and Record Agreement for the Installation and Maintenance of Publicly Owned Facilities Underlying Privately Owned Lands (POMD);

Bonds & Agreements

5.      Accept and execute Agreement Warranting Required Improvements:  Re: Surety Bond No. SEIFSU0632714 from International Fidelity Insurance Company;

6.      Accept and execute Surety Bond No. SEIFSU0632714 from International Fidelity Insurance Company;

7.      Accept and execute Required Improvement Agreement and Temporary Construction Easement for Private Improvements, Re:  Cashier's Check No. No. 0007328 from Bank of the Ozarks;

8.      Accept and execute Cashier's Check No. 0007328 from Bank of the Ozarks.

9.   Record Declaration of Covenants, Conditions and Restrictions for Enclave at Country Meadows.

Enabling/Regulating Authority
  • Manatee County Land Development Code, Ordinance 90-01, As Amended;
  • Manatee County Comprehensive Plan, Future Land Use Element Goal 2.4, Adequate Public Facilities in All Developed or Developing Areas.  The Developer has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic and Fire Protection, Objective 2.4.2, Concurrency.

Background Discussion
  • The Developer has posted a Defect Security Bond for the required utilities.
  • A performance bond has been posted to guarantee construction of certain required improvements.
  • All roads and noted Tracts on the plat will be maintained by the Enclave at Country Meadows Homeowners Association, Inc.
