  • Accept and Record Affidavit of Ownership and Encumbrances from Todd Reed, Managing Member of Reed Properties, LLC; and
  • Accept and Record Permanent Drainage Easement from Reed Properties, LLC (includes Consent and Joinder from Centerstate Bank, NA); and
  • Accept and Record Affidavit of Ownership and Encumbrances from Todd Reed, Managing Member of Reed Properties, LLC.

Background Discussion
  • Reed Properties, LLC, applied for and received approval to construct a health spa, a self-service car wash, mini-warehouses, and outdoor storage units pursuant to the Final Site Plan submitted for the "Parrish Storage 2" project.
  • The "Parrish Storage 2" project site is located along US 301 North between CR 675 and 64th Street East owned by Reed Properties, LLC.
  • Prior to the issuance of a Certificate of Occupancy, Reed Properties, LLC, is required to convey a Permanent Utility Easement to Manatee County.
  • Conveyance of a Permanent Drainage Easement is also required.
  • Centerstate Bank, NA, the holder of the mortgage on this property, joins and consents to the conveyance of the 100 square feet Permanent Utility Easement.
  • Centerstate Bank, NA, also consents to the conveyance of the  13,583.94 square feet Permanent Drainage Easement.
