Action Requested

RECOMMENDED MOTION:

Based upon the staff report, evidence presented, comments made at the Public Hearing, the action of the Planning Commission, and finding the request to be CONSISTENT with the Manatee County Comprehensive Plan and the Manatee County Land Development Code, I move to ADOPT Manatee County Zoning Ordinance No. Z-19-24, as recommended by the Planning Commission.

Background Discussion
  • The request is to rezone approximately 1.08 acres from PDC (Planned Development Commercial) to GC (General Commercial). 
  • The site is on the east side of 14th Street West/US 41 in Bradenton (Manatee County), an urban corridor.
  • There is an existing 8,300 square foot metal building and 5,900 square foot addition on-site, previously a carpet store and warehouse.
  • On December 15, 1998, the subject site was rezoned from GC to PDC and a Preliminary Site Plan approved for a carpet store.  Special Approval was granted for a Floor Area Ratio of 0.30.
  • The site is in the R/O/R (Retail/Office /Residential) Future Land Use Category (FLUC).  Surrounding properties to the north, south, east, and west are also in the R/O/R FLUC.
  • Neighborhood, community, and regional serving commercial uses are listed in the Range of Potential Uses for R/O/R.
  • GC zoning district is consistent with the R/O/R FLUC.
  • The site is in the AI (Airport Impact Overlay).  No expansion to the existing facility is planned. SRQ has no objection to the rezone.   
  • There are no wetlands on the site.
  • The site will utilize county water and sewer.
  • Staff recommends approval.
  • On October 10, 2019, by a vote of 7 – 0, the Planning Commission recommended approval.
