Motion for approval authorizing staff to secure the property located at 5425 16th Street East, Bradenton (PID # 1822600001).

Background Discussion

The property owner, STG1 Enterprises LLC, is in violation of County Ordinances for having an unsecured vacant single family home. The structure is missing doors and windows.  The property is not in foreclosure and is a rental property.  Code Enforcement has had contact with the property owner, who resides out of state. The property management company and the property owner were notified multiple times but have failed to secure the property.

Upon the recommendation of staff, the Special Magistrate ordered that the Board of County Commissioners be notified of the violation or condition that presents a serious threat to public health, safety, and welfare. Staff is requesting approval to board up the property, as it is within the Commission's authority as outlined in the Statutes and the Code of Ordinances.

Violation:  Section 2-9-106(c) of the County Code of Ordinances.

  1. The Special Magistrate Hearing was held on October 23, 2019.  The Special Magistrate ordered that the Board of County Commissioners be notified regarding the violation according to Section 162.09 of the Florida Statutes and 2-7-26(b) of the County Code of Ordinances.
  2. The property is still not secure.
  3. Staff seeks approval to board up the property.
Note:  Staff has funding that is dedicated to securing unsafe structures.  Once a property is secured, the property owner will be sent a bill which, if unpaid, constitutes a lien on the property until paid in full.
