Action Requested
  1. Execute and Record Final Subdivision Plat;
  2. Record the Supplement And First Amendment to the Declaration of Covenants, Conditions, and Restrictions of Palisades;
  3. Authorize the County Administrator to accept, execute, and record Agreement for Public Subdivision with Public Improvements from Forestar (USA) Real Estate Group, Inc.;
  4. Authorize the County Administrator to accept, execute, and record Agreement for Public Subdivision with Private Improvements from Forestar (USA) Real Estate Group, Inc.;
  5. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Public Improvements, Palisades Phase II, Surety Bond No. CMS330898 issued through RLI Insurance Company for $441,213.50;
  6. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Palisades Phase II, Surety Bond No. CMS330897 issued through RLI Insurance Company for $1,011,669.75;
  7. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Palisades Phase II, Surety Bond No. CMS330904 issued through RLI Mutual Insurance Company for $41,026.70;
  8. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Palisades Phase II, Surety Bond No. CMS330911 issued through RLI Mutual Insurance Company for $50,173.50.


Enabling/Regulating Authority
MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 15-17, AS AMENDED;
MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC
FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS. The project has been issued a Certificate of Level
of Service for Traffic Circulation, mass transit, drainage, solid waste, parks, Objective 2.4.2 Concurrency, CLOS-07-093.


Background Discussion
  • The Final Subdivision Plat is for 73 Single-Family residential lots.
  • The Developer has posted Surety Bonds to warrant the required public and private infrastructure improvements - earthwork, roadway, drainage, irrigation water main, common area landscaping, irrigation, conservation area signage & exotic nuisance removal in wetland buffers, sanitary sewer, water.
  • All common areas will be maintained by the Palisades Community Association, Inc.
