1. Execute and record Final Subdivision Plat;

2. Record Supplemental Declaration to the Declaration of Covenants, Conditions, and Restrictions for Polo Run; 

3. Authorize County Administrator to accept, execute, and record Agreement For Private Subdivision With Public Improvements for Polo Run Phase IIA & IIB from Lennar Homes, LLC;

4. Authorize County Administrator to accept, execute, and record Agreement For Private Subdivision With Private Improvements for Polo Run Phase IIA & IIB from Lennar Homes, LLC;

5. Authorize County Administrator to accept and execute Performance Securities For Performance of Required Public Improvements, Letter of Credit No. FGAC-19174 (Subphase A) from Fidelity Guaranty & Acceptance Corporation for $183,597.70; 

6. Authorize County Administrator to accept and execute Performance Securities For Performance of Required Public Improvements, Letter of Credit No. FGAC-19179 (Subphase B) from Fidelity Guaranty & Acceptance Corporation for $251,657.90;

7. Authorize County Administrator to accept and execute Surety Bond For Performance of Required Private Improvements, Letter of Credit No. FGAC-19178 (Subphase A) from Fidelity Guaranty & Acceptance Corporation for $373,991.15;

Enabling/Regulating Authority
MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 90-01, AS AMENDED;
MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  
The project has been issued a Certificate of Level of Service for traffic circulation, mass transit, drainage, solid waste, parks, potable water, sanitary sewer, school facilities) Objective 2.4.2 Concurrency, CLOS-19-001.


Background Discussion
The final plat is for the construction of 73 single family residential units.
The Developer has posted Letters of Credit to warrant the required private and public infrastructure improvements - sanitary sewer, potable water, clearing and grading, roadway, drainage, reclaimed water, and common area landscaping and irrigation, nuisance exotic species removal, conservation area signage & wetland buffer enhancement.
All common areas will be maintained by the Polo Run Homeowner's Association, Inc.
