Background Discussion
Chapter 11, Section 1106, of the Manatee County Land Development Code provides for authorization by the Board of County Commissioners for Impact Fee Credits for contributions, payments, construction, or dedications made to Manatee County against applicable components of the impact fees.

As part of the development of the Harrison Ranch community in north eastern Manatee County, Pulte Homes was required to construct Harrison Ranch Boulevard.  The required improvements have been completed and verified by Public Works staff.  The creditable cost of said improvements has been determined by staff to be $301,023.61.  Pulte Homes is therefore entitled to road impact fee credit in the amount of $301,023.61 in the North East roads benefit district of Manatee County.

The developer has also dedicated 35.49 acres of land in Harrison Ranch for road construction and stormwater retention, of which 13.97 acres have been determined by staff to be creditable.  The value of the dedicated property is still being reviewed by staff, and will be brought to the Board for additional road impact fee credit at a future date.
