  • Record Affidavit of Ownership and Encumbrances from John Steven Kempton, as Vice-President of Taylor Morrison of Florida, Inc. and;
  • Record Joinder and Consent from SMR NORTH 70, LLC., a Florida Limited Liability Company and;
  • Record Consent to Conservation Easement from Lakewood Ranch Stewardship District

Enabling/Regulating Authority
Florida Statutes Chapter 125.  Manatee County Comprehensive Plan-Goal 3.3 addresses protection, enhancement, and maintenance of natural land and water resources.

Background Discussion

A Conservation Easement is required in accordance with the Manatee County Land Development Code to protect the wetlands on the property.  The subject property is located in Esplanade III Subphases E, G & H.  The easement area contains 48,973 square feet.
