  • Accept and Record two (2) Permanent Sidewalk Easements from Gateway Commons of Manatee, LLC (includes Consent and Joinder from The Northern Trust Company); and
  • Record two (2) Affidavits of Ownership and Encumbrances from Richard Trzcinski, as Manager of Gateway Commons of Manatee, LLC; and

Background Discussion
  • Imperial Lakes Commercial is a proposed 93,131 square foot general commercial space that will be developed on land owned by Gateway Commons of Manatee, LLC and Gateway Commons East, LLC (PID numbers 646900259, 646910259, 649010429, and 646918019).
  • As a condition of Final Site Plan Approval, the property owners, Gateway Commons of Manatee, LLC and Gateway Commons East, LLC, are required to convey seven (7) easements along Buffalo Road to Manatee County.
  • The easements consist of two (2) Permanent Sidewalk Easements, Four (4) Permanent Utility Easements, and one (1) Flowage Easement.
  • The Northern Trust Company, as holder of one or both mortgages on the respective parcels, joins and consents to the conveyances.
