  3. Authorize the Chairman to accept, execute, and record Construction and Maintenance For Right-of-Way Improvements For Grand River Parkway, Little River Way, Royal River Circle, Middle Fork Way, Clear Creek Run made and entered into by and between Fieldstone Community Development District;
  4. Authorize the County Administrator to accept, execute, and record Agreement for Public Subdivision with Public Improvements from Pulte Home Company, LLC.;

Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 15-17, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS. The project has been issued a Certificate of Level of Service for Traffic Circulation, mass transit, drainage, solid waste, parks, potable water, sanitary sewer, school facilities, Objective 2.4.2 Concurrency, CLOS-07-052.


Background Discussion
  • The Final Subdivision Plat is for 120 Single-Family residential lots.
  • The Developer has posted Surety Bonds to warrant the required public and private infrastructure improvements - general, earthwork, roadways & pavement, drainage, sanitary sewer, potable water, reclaimed water, final lift of asphalt, lot of trees, nuisance exotic species removal and wetland buffer enhancement, and common area landscaping & irrigation.
  • All common areas will be maintained by the North River Ranch Neighborhood Association, Inc.
