Action Requested
  • Accept and Record Warranty Deed from Gulf Land Investments, LLC; Shore Road, LLC; and Hanover Real Estate Group, LLC and;
  • Record Affidavit of Ownership and Encumbrances from James R. Schier as Manager of Gulf Land Investments, LLC; Shore Road, LLC; and Hanover Real Estate Group, LLC and;
  • Record Partial Release of Mortgage from Claude H. Young and Cynthia Quinn Young.

Enabling/Regulating Authority
Florida Statutes, Chapter 125, and Manatee County Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands. 

Background Discussion

Gulf Land Investments, LLC; Shore Road, LLC; and Hanover Real Estate Group, LLC are required to dedicate 153,359 square feet or 3.5206 ± acres of land to construct a future right-of-way to be known as Sawgrass Road.

They are also required to dedicate 86,355 square feet, or 1.9824 ± acres of land for construction of additional right-of-way at Moccasin-Wallow Road.

The lands dedicated for construction of right-of-way are Concurrency Requirements per the Amended and Restated Local Development Agreement for the Summer Woods project accepted by the Board of County Commissioners on April 24, 2012.
