Is your home beyond repair, on the verge of coming down like a house of cards? Find out how Manatee County’s Affordable Housing program can help you replace it with a new home. Eligible Very Low and Low income applicants can apply for funding assistance in the replacement of their unsafe home.

What is replacement assistance?

The Housing Replacement Program is for existing homeowners living in unsafe structures with code violations beyond reasonable repair. Funding is provided to assist income eligible homeowners with the tearing down of their unsafe structure and replacing it with a new home.

How will the loan be repaid?

Funding Assistance is offered as a 0% interest deferred loan with a term of 30 years. Payment in full is required should the homeowner sell, rent, lease or otherwise vacate the residence.

How do I qualify?

  • Interested applicants may call (941) 749-3029 to be placed on Manatee County's Interested Participant List for assistance as funding becomes available.
  • Total household income must not exceed Manatee County’s Low and Very Low income limits for the housing program.
  • Homes must be located in unincorporated Manatee County. However, for SHIP funding, the property may also be located in the City of Palmetto. 
  • Applicants must be current on their Manatee County utilities, property taxes, and any existing liens on the property must not exceed 200% of the property appraiser "Just Value" for the property. 
  • The total value of property (house and land) may not exceed the established levels per the maximum income limits as follows (Maximum Allowable Home Value):
    • VERY-LOW = $180,000.00
    • LOW = $200,000.00
  • Property ownership in the name of the applicant must be evidenced with a fully executed and recorded deed.
  • Home must be the primary residence of the homeowner.
  • County inspection will determine the need for replacement and the maximum amount of assistance to be provided. Should your home not meet the scope of the Replacement Program, you may apply for the Housing Rehabilitation Program.
  • Mobile homes are not eligible.

Program ends when all funding for this program has been committed to eligible applicants.
