  • Execution of Contract for Sale and Purchase with Patricia McClain and Kenneth McClain for the purpose of the Fort Hamer Extension, U.S. 301 North to Erie Road Alignment, in the amount of $380,00.00.


Enabling/Regulating Authority
Chapters 125 and 127, Florida Statutes. Manatee Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.

Background Discussion
  • The right-of-way is required for the future improvements and alignment at Fort Hamer Road from Erie Road to U.S. 301 North.
  • The acquisition is for the entire parcel consisting of 5.3 acres including a single family residence located at 11731 69th Street East. 
  • This homestead parcel serves as the primary residence. 
  • Property Acquisition was assigned to handle and negotiate with the owners to reach an agreement.  
  • Property Acquisition performed an in-house value analysis for the parcel formulating a value of $325,000.00 on August 31, 2017.
  • A settlement was reached in the amount of $380,000.00 for the total acquisition eliminating additional costs for litigation fees or expert fees associated with this agreement. As part of the settlement the owner will be granted extended possession of the property for up to 180 days after closing.
