In 1999, Schroeder-Manatee Ranch, Inc. (SMR) granted an access easement to SprintCom and Manatee County for ingress and egress to the cell tower site. SMR seeks to relocate this access easement to facilitate development of adjoining lands. SMR is under contract with a third party to sell the parcel of land that is encumbered by the above referenced access easement. In order to sell the land, SMR must clear the title to the property by relocating the access easement.
The "Relocated Easement Area" is in two parts, Access Easement A and Access Easement B. Access Easement A is in the future right-of-way of Bourneside Boulevard and, therefore, would be a temporary easement pending dedication of the roadway. Access Easement B will provide permanent access from Bourneside Boulevard to the tower area.
