Action Requested

Authorize staff to schedule public hearings for the July 13, 2017, Planning Commission meeting and August 3, 2017, Board of County Commissioners meeting to consider the Parrish Lakes Development of Regional Impact (DRI269) in accordance with Florida Statutes 380.06(11) and Rule 9J-2.022, FAC.

Background Discussion
  • On April 26, 2010, FLM submitted an application for a Development of Regional Impact to allow 3,300 residential units, 400,000 square feet of commercial retail space, and 50,000 square feet of office space.  The two-phased project is anticipated to be built-out in 2036.  The project is generally located 0.74 miles east of I-75, on the south side of Moccasin Wallow Road at 7205 and 8505 Moccasin Wallow Road, extending from Moccasin Wallow Road south to Erie Road, Palmetto.
  • On April 20, 2017, the Tampa Bay Regional Planning Council declared the Parrish Lakes DRI sufficient.  Pursuant to Rule 9J-2.022, Florida Administrative Code and Subsection 380.06(11)(d) of the Florida Statutes, the local government is required to set the public hearing dates at its next scheduled meeting.
  • The Applicant has agreed to extend the schedule for the adoption hearing beyond the statutory requirements (60 to 90 days from being declared sufficient) to provide for time to work with staff on the Development Order prior to adoption.
  • The hearings are to be scheduled for the July 13, 2017, Planning Commission and the August 3, 2017, Board of County Commission.
