  • Record Affidavit of Ownership from Reginald Funderburk, as past Association President for Sabal Harbour Homeowners Association, Inc.; and
  • Accept and Record Temporary Construction Easement from Sabal Harbour Homeowners Association, Inc.; and
  • Record Affidavit of Ownership and Encumbrances from Irma Simpson as the new President of Sabal Harbour Homeowners Association, Inc.


Enabling/Regulating Authority
Florida Statutes, Chapter 125.  Manatee County Comprehensive Plan Goal 5.3 addresses coordination of traffic systems to future uses.

Background Discussion
  • On March 8, 2016, the Board of County Commissioners executed a Contract for Sale and Purchase for a Warranty Deed from Sabal Harbour Homeowners Association, Inc., in the amount of $33,400.00 for Parcel 109 & Parcel 110, and a Contract for Sale and Purchase of a Temporary Construction Easement in the amount of $7,100.00 for Parcel 721.
  • Parcel 109 is a partial acquisition consisting of 3,728 square feet of common area uplands and buffer wetlands with a fence.
  • Parcel 110 is a partial acquisition consisting of 2,494 square feet of common area upland buffer with sod/grass.
  • Parcel 721 is a temporary partial acquisition consisting of 2,399 square feet of common area with sod, landscaping, paving, and signs.
  • The acquisitions are required for the 45th Street East, from 44th Avenue East to State Road 70, Road Improvement Project.
