Background Discussion
  • The applicant is requesting vacation of a 326 foot portion of a platted non-vehicular ingress/egress easement at Lot 1, Lorraine Corners Southeast, recorded in Plat Book 52, Pages 197 through 200, located at 14510 State Road 70 East,  Bradenton, Florida 34202.
  • This is a condition for preliminary approval of Final Site Plan FSP-14-66 as specified by written letter dated February 2, 2015, from the Planning Division of the Building and Development Services Department.
  • The condition requires documentation granting access over a portion of the non-vehicular ingress/egress easement prior to construction.
  • Private utilities serving the area have been notified and produced only one requirement from Verizon. The applicant is required to dedicate a 10 foot wide Communication Easement to Verizon, which will be executed by the applicant should the Board approve the vacation.
  • A county jurisdictional review was completed without objection.
  • The vacation application complies with Florida Statutes and Manatee County's Land Development Code.
  • An $800 application fee has been paid by the applicant. All other expenses associated with the vacation process will be paid by the applicant.
