RECOMMENDED MOTION:

Z-15-01

Based upon the staff report, evidence presented, comments made at the Public Hearing, and finding the request to be CONSISTENT with the Manatee County Comprehensive Plan and the Manatee County Land Development Code, I move to recommended ADPOTION of Manatee County Zoning Ordinance No. Z-15-01, as recommended by staff.

Background Discussion
  • Misty Servia, AICP, King Engineering, agent for the owner, is requesting approval of a straight rezone from A-1(Suburban Agriculture) to RSF-4.5 (Residential, Single Family minimum 7,000 square foot lots) for a 5.5 acre property (MC-1) generally south of 20th Avenue East and West of 27th Street East, Bradenton and a 6.3 acre property (MC-2) generally located east of 23rd Street East and South of 24th Street East, Bradenton.
  • The MC-1 property is approximately 5.5 acres and is currently zoned A-1 with RES-6 future land use. The MC-2 property is approximately 6.3 acres and is currently zoned A-1 with RES-6 future land use.  
  • The properties are currently vacant and are contiguous to the Villages of Glen Creek (located within the city of Bradenton)
  • The RES-6 FLUC provides for a maximum gross residential density of 4.5 du/gross acre unless a Special Approval is applied for (which requires a rezone to Planned Development). Additionally, the RSF-4.5 zoning provides for a minimum lot size of (7,000 square feet with 70-feet of frontage) and a maximum density of 4.5 du/ac.
  • This is a straight rezone request, there are no Special or Specific Approvals nor Staff Stipulations.
