Action Requested

Execution of a Florida Commercial Lease Agreement with James L. Chappell, as Trustee of the Chappell Family Revocable Trust U/A/D September 10, 2007, for leasing a portion of the Building designated as 1035 Commerce Boulevard, Bradenton, Florida to allow Manatee County Supervisor of Elections to utilize the facility for storage and other relevant purposes.

Background Discussion

The previous Supervisor of Elections (SOE) office located at 321 15th Street West, Bradenton, Florida is currently used for storage of equipment and files while more storage space is being renovated at the new SOE office located at the DeSoto Center. The renovations are expected to be completed in 18 months.

The prior SOE office is in need of extensive repair due to structural defects, roof leaks, and mold. Repairs are estimated to cost in excess of $60,000.00. Since this building is requiring such extensive repairs, Property Management has elected not to make these repairs, but rather lease storage space during the 18 month renovation period at the DeSoto Center SOE and transition this property to surplus.

The term of the lease is for an 18 month period at a cost of $2,500 per month plus utilities. The electric expense will be invoiced directly to the county. The water bill will be $27.50 per month and will be disbursed directly to the landlord.
