Action Requested
  1. Execute and record Final Subdivision Plat;  
  2. Record Declaration of Covenants, Conditions, and Restrictions for Fiddler's Creek; 
  3. Accept, execute, and record Mortgagee's Consent to Subdivision Plat and All Dedications and Reservations Thereon from C1 Bank;
  4. Accept, execute, and record Maintenance Agreement for Right-of-Way Island from Fiddler's Creek Homeowners Association, Inc.;
  5. Authorize the County Administrator to accept, execute, and record Agreement for Required Public Subdivision Improvements from SRQ, LLC, and to accept, execute, and record Letter of Credit for Defects of Required Public Improvements, Letter of Credit No. 2015-9 from C1 Bank  for $63,031.00.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 90-01, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-13-028.


Background Discussion
  • The final plat is for a single-family subdivision with 27 lots.
  • The Developer has posted Letter of Credit to warrant the required public improvements - roadways and on-site utilities.
  • All common areas will be maintained by the Fiddler's Creek Homeowners Association, Inc.
