Action Requested
  1. Execute and record Final Subdivision Plat;
  2. Record Declaration of Covenants, Conditions, and Restrictions for Polo Run, Phases IA & IB; 
  3. Accept and record Conservation Easement from Lennar Homes, LLC;
  4. Authorize County Administrator to accept, execute, and record Agreement For Private Subdivision With Public Improvements for Polo Run Phases IA & IB from Lennar Homes, LLC;
  5. Authorize County Administrator to accept, execute, and record Agreement For Private Subdivision With Private Improvements for Polo Run Phases IA & IB from Lennar Homes, LLC;
  6. Authorize County Administrator to accept and execute Surety Bond For Performance of Required Public Improvements, Letter of Credit No. FGAC-17008 (Phase IA) from Fidelity Guaranty & Acceptance Corporation for $1,526,606.45, and Letter of Credit No. FGAC-17009 (Phase IB) from Fidelity Guaranty & Acceptance Corporation for $817,083.07;
  7. Authorize County Administrator to accept and execute Surety Bond For Performance of Required Private Improvements, Letter of Credit No. FGAC-17007 (Phase IA) from Fidelity Guaranty & Acceptance Corporation for $3,841,110.13, and Letter of Credit No. FGAC-17302 (Phase IB) from Fidelity Guaranty & Acceptance Corporation for $1,520,552.41, and  Letter of Credit No. FGAC-17010 from Fidelity Guaranty & Acceptance Corporation for $270,702.42.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 90-01, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-16-009.


Background Discussion
  • The final plat is for a single-family subdivision with 212 lots.
  • The Developer has posted Surety Bonds to warrant the required public and private infrastructure improvements - sewer, water,  roadway, reclaimed water, surveying, and final lift of asphalt.
  • All common areas will be maintained by the Polo Run Homeowners Association, Inc.
