FORM OF MOTION:

1.  Approval of, authorization for Chairman to execute, and authorization to record Final Subdivision Plat;

2.  Acceptance of, and authorization to record Drainage & Grading Plans;

3.  Acceptance of, and authorization for Chairman to execute Required Improvements Agreement and Temporary Construction Easement for Private Improvements;  Re:  Surety Bond No. 1082218 from Lexon Insurance Company;

4.  Acceptance of Surety Bond No. 1082218 from Lexon Insurance Company;

5.  Acceptance of, and authorization for Chairman to execute Required Improvements Agreement;  Re:  Surety Bond No.  1082219 from Lexon Insurance Company;

6.  Acceptance of Surety Bond No. 1082219 from Lexon Insurance Company;

7.  Acceptance of, and authorization for Chairman to execute Required Improvements Agreement and Temporary Construction Easement for Private Improvements;  Re:  Surety Bond No. 1082253 from Lexon Insurance Company;

Enabling/Regulating Authority
  • Manatee County Land Development Code, Ordinance 90-01, as amended.
  • Manatee County Comprehensive Plan; Future Land Use Element Goal 2.4, Adequate & Available Public Facilities in all Developing Areas.  The Developer has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic and Fire Protection, Objective 2.4.2, Concurrency (CLOS #07-055).


Background Discussion
  • This final plat is for a single family subdivision with 38 lots.
  • The Developer has posted performance bonds for the remaining required public and private improvements.
  • All common areas will be maintained by Woodbrook Neighborhood Association, Inc.
  • Please see the recording of Phase I for the Articles of Incorporation and Bylaws for the homeowner's association.
