  1. Execute and record Final Subdivision Plat;
  2. Record  Master Declaration of Covenants, Conditions, Restrictions, and Easements for Ridge at Crossing Creek PH I;
  3. Accept, execute, and record Mortgagee's Joinder in and Ratification of  (I) The Subdivision plat and all dedications and reservations thereon for Ridge at Crossing Creek, Phase I and, (II) The declaration of covenants, conditions, and restrictions for Ridge at Crossing Creek, and all reservations, covenants, and restrictions therein from Sun Trust Bank;
  4. Accept and record Conservation Easement from Neal Communities of Southwest Florida, LLC;
  5. Accept and record Temporary Turnaround Easement from Neal Communities of Southwest Florida, LLC.;
  6. Accept and record Affidavit of Ownership and Encumbrances from Neal Communities of Southwest Florida, LLC;
  7. Authorize the County Administrator to accept, execute, and record Agreement for Public Improvements for a Private Subdivision from Neal Communities of Southwest Florida, LLC;
  8. Authorize the County Administrator to accept, execute, and record Agreement for Private Subdivision Improvements from Neal Communities of Southwest Florida, LLC;
  9. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Improvements, Surety Bond No. SU 1138757 from Arch Insurance Company for $1,135,622.48;
  10. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Surety Bond No. SU 1138756 from Arch Insurance Company for $3,222,890.94;
  11. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Surety Bond No. SU 1138755 from Arch Insurance Company for $106,721.88.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 15-17, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-06-036.


Background Discussion
  • The final plat is for a private, single-family subdivision with 71 lots.
  • The Developer has posted Surety Bonds to warrant the required public and private infrastructure improvements - sewer, water,  roadway, surveying, landscape-irrigation, drainage, and surveying.
  • All common areas will be maintained by the Ridge at Crossing Creek Neighborhood Association.
