Action Requested
  1. Execute and record Final Subdivision Plat;
  2. Record Supplemental Declaration of Covenants and Restrictions for Ridge at Crossing Creek to add Ridge at Crossing Creek, Phase II;
  3. Accept, execute, and record Mortgagee's Joinder in and Ratification of  (I) The Subdivision plat and all dedications and reservations thereon for Ridge at Crossing Creek, Phase II, and (II) The supplemental declaration of covenants, conditions, and restrictions for Ridge at Crossing Creek to add Ridge at Crossing Creek, Phase II, and all reservations, covenants, and restrictions therein from Sun Trust Bank;
  4. Accept and record Conservation Easement from Neal Communities of Southwest Florida, LLC;
  5. Authorize the County Administrator to accept, execute, and record Agreement for Private Subdivision with Public Improvements from Neal Communities of Southwest Florida, LLC;
  6. Authorize the County Administrator to accept, execute, and record Agreement for Private Subdivision with Private Improvements from Neal Communities of Southwest Florida, LLC;
  7. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Public Improvements, Surety Bond No. SU CS9826549 from Great American Insurance Company for $392,154.10;
  8. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Surety Bond No. CS9826548 from Great American Insurance Company for $889,335.20;
  9. Authorize the County Administrator to accept and execute Surety Bond for Performance of Required Private Improvements, Surety Bond No. CS9826547 from Great American Insurance Company for $53,892.48.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 15-17, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-06-036.


Background Discussion
  • The final plat is for a private, single-family subdivision with 67 lots.
  • The Developer has posted Surety Bonds to warrant the required public and private infrastructure improvements.  A defect security bond is a requirement of the Manatee County Certificate of Completion process. Also, the applicant shall execute an Agreement for Subdivision Improvements and a Bill of Sale for all public improvements and submit both to Manatee County for execution and acceptance. 
  • All common areas will be maintained by the Ridge at Crossing Creek Neighborhood Association.
