Action Requested
  1. Execute and record Final Subdivision Plat;
  2. Record Supplemental Amendment to the Amended and Restated Declaration of Covenants, Conditions, and Restrictions for Lakewood National Golf Club;
  3. Accept and record Conservation Easement from Lennar Homes, LLC;
  4. Authorize the County Administrator to accept, execute, and record Agreement for Public Subdivision Improvements from Lennar Homes, LLC;
  5. Authorize the County Administrator to accept, execute, and record Agreement for Private Subdivision Improvements from Lennar Homes, LLC;
  6. Authorize the County Administrator to accept Letter of Credit for Required Public Improvements, Letter of Credit No. FGAC-16353 from Fidelity Guaranty & Acceptance Corporation for $8,823,188.32;
  7. Authorize the County Administrator to accept Letter of Credit for Required Private Improvements, Letter of Credit No. FGAC-16351 from Fidelity Guaranty & Acceptance Corporation for $9,457,730.74;
  8. Authorize the County Administrator to accept Letter of Credit and Amendment No. 1 for Required Private Improvements, Letter of Credit No. FGAC-16350 and Amendment 1 from Fidelity Guaranty & Acceptance Corporation for $887,443.41.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 90-01, AS AMENDED;
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.  The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-16-008.


Background Discussion
  • The final plat is for a private, single-family subdivision with 287 lots.
  • The Developer has posted Surety Bonds to warrant the required private infrastructure improvements - sewer, water, roadway, reclaimed water, surveying, and final lift of asphalt.
  • All common areas will be maintained by the Lakewood National Golf Club, Inc.
