  • Accept and Record Permanent Right-Of-Way Easement from Morgan Johnson Commerce Park, LLC, for property located at 712 57th Street East, Bradenton, Florida and;
  • Record Affidavit of Ownership and Encumbrances from William C. Fowler, as Manager for Morgan Johnson Commerce Park, LLC and;
  • Record Joinder and Consent from CenterState Bank of Florida N.A., formerly known as Gulfstream Business Bank and;
  • Execution and Recording of Subordination of Utility Interests and Agreement For Reimbursement For Additional Facility Relocations from Florida Power & Light Company.


Enabling/Regulating Authority
Florida Statute 125. Manatee County Comprehensive Plan Goals 5.2 addresses coordination of traffic systems to future land uses and 5.4 addresses bikeways and pedestrian circulation systems.

Background Discussion
Morgan Johnson Commerce Park, LLC is required to dedicate a 20 foot Permanent Right-Of-Way Easement to Manatee County for access to maintain sidewalks, street lighting, traffic signal infrastructure, drainage, utility, and other roadway improvements for the Morgan Johnson Sidewalk Project. The Subordination of Utility Interests and Agreement for Reimbursement for Additional Facility Relocations from Florida Power & Light Company is required due to the electric power line easements crossing the area of acquisition by the County.
