Action Requested
  • Accept and Record in Board Records Quit Claim Deed from Robert Blake Whisenant, Jr., as Attorney-in-Fact for Blake Whisenant; and
  • Accept and Record in Board Records Quit Claim Deed from Cameron Dakin and Farren Dakin.


Enabling/Regulating Authority
Chapters 125 and 127, Florida Statutes.  Manatee County Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.

Background Discussion

The Ellenton Gillette Road Intersection Improvement Project (U.S. 301 at Ellenton Gillette Road) was approved in the FY 2014-2018 CIP 381-6035161.

Parcel 6 is vacant land located at 1217 36th Avenue East in Ellenton.  The project requires a partial take of 3,128 square feet.  On March 8, 2016, the Board of County Commissioners executed a contract from Zachary Putnal, Trustee of the Desoto Ranch Estates Trust in the amount of $28,200.00 for Parcel 6.

Parcel 7 is vacant land located at 1219 36th Avenue East in Ellenton.  The project requires a partial take of 1,459 square feet.  On March 8, 2016, the Board of County Commissioners executed a contract from Zachary Putnal, Trustee of the Desoto Ranch Estates Trust in the amount of $7,300.00 for Parcel 7.

Parcel 8 is vacant land located at 1301 36th Avenue East in Ellenton.  The project requires a partial take of 1,632 square feet.  On March 8, 2016, the Board of County Commissioners executed a contract from Zachary Putnal, Trustee of the Desoto Ranch Estates Trust in the amount of $14,700.00 for Parcel 8.

These transactions were closed and the Warranty Deeds for the parcels were accepted by the Board of County Commissioners on July 26, 2016. 

Property Acquisition received notice from the Manatee County Property Appraiser on September 13, 2016, that three additional owners had an interest in Parcels 6, 7 and 8.

In an effort to correct the title, Property Acquisition was directed to have these other owners execute their interest via quit claim deeds.  The additional owners are Blake Whisenant, as to an undivided twenty percent (20%) interest, Cameron Dakin, as to an undivided thirty percent (30%) interest, and Farren Dakin, as to an undivided thirty percent (30%) interest.  These owners all have executed quit claim deeds for their respective interest at no additional cost in order to complete the Contract for Sale and Purchase as intended at the agreed contract price.

The quit claim deeds for the parcels were recorded January 6, 2017.  The real estate transaction closed on May 5, 2017.  The distribution of the proceeds was handled between Blake Whisenant, Cameron Dakin, and Farren Dakin.

This agenda item is to accept the conveyance documents and record the documents in Board Records.
