Authorization for Chairman to execute Final Authorization of Road Impact Fee Credit in the total amount of $61,000.00 for dedication of right-of-way on 53rd Avenue West at 14th Street West, per Credit Authorization CA-14-03(T).

Background Discussion
Chapter 8, Section 807, of the Manatee County Land Development Code provides for authorization by the Board of County Commissioners for Impact Fee Credits for contributions, payments, construction, or dedications made to Manatee County against applicable components of impact fees.

In conjunction with development project FSP-14-07 (construction of a new Wawa gas station and convenience store at the intersection of 53rd Avenue West and 14th Street West), Buikema Mobile Home Venture has agreed to voluntarily dedicate and convey to Manatee County 2,517 square feet (0.058 acres) of real property on 53rd Avenue West.  This property, which will be used by Manatee County for capacity improvements on 53rd Avenue West, has been determined by County staff to be eligible for credit against the road component of impact fees assessed on the new Wawa facility.  

Buikema Mobile Home Venture completed the required dedication on May 1, 2015, and acceptance of said dedication is being presented to the Board in a separate agenda item submitted by the Land Acquisition Division of the Manatee County Property Management Department.  The dedicated property is located in Impact Fee Benefit District “SW;”  its creditable value has been determined by staff to be $61,000.00.
