Action Requested

RECOMMENDED MOTION:

Based upon the staff report, evidence presented, comments made at the Public Hearing, and finding the request to be CONSISTENT with the Manatee County Comprehensive Plan and the Manatee County Land Development Code, as conditioned herein, I move to recommend APPROVAL of Manatee County Zoning Ordinance No. PDMU-99-07(G)(R6); APPROVAL of the General Development Plan with Stipulations A.1, B.1-B.2, C.1, D.1-D.3, E.1-E.2 and F.1–F.2; as recommended by staff.

Background Discussion

• Mr. Paul Rozeman, agent for the property owner, and co-agent Mr. Charles (Dan) Bailey-SRQ Airport representative is requesting approval of an amendment to Zoning Ordinance PDMU-99-07(G)(R5) and a General Development Plan to allow a Personal Wireless Service Facility in the form of a 140’ tall monopole type communication tower as an allowable use in Outparcel 3 in the PDMU (Planned Development Mixed Use) zoning district on airport property.

• Outparcel 3 is located within the southwest portion of the Sarasota Bradenton International Airport; approximately 120 feet east of US 41 and south of the access road to Dolphin Aviation, and the 3,400 square foot leased lot is part of Outparcel 3. The site is located within the R/O/R (Retail/Office/Residential) Future Land Use Category (FLUC).

• There is a companion document; DRI #15 Ordinance 05-35; that will also be amended.

• The General Development Plan proposes:
o Leasing approximately 3,400 square feet on a vacant portion of Outparcel 3 on Sarasota Bradenton Airport property
o The leased site is approximately 60’ x 60’
o The  site will include the 140’ cell tower and associated ground equipment for operating the cell tower
o An existing access point off of US41N (Dolphin Aviation driveway) will serve the un-manned cell tower
o An access easement will connect the cell tower compound via the Dolphin Aviation driveway
o Adequate setbacks, buffers, screening, and landscaping according to the requirements of LDC Sections 402.16 – Planned Development Mixed Use and 531.31 Personal Wireless Service Facility

• Staff recommends approval.
