Action Requested
  • Accept and Record Warranty Deed from Mark Madigan as Vice President of Town Realty, Inc., as managing member of HBT of Manatee County LLC, as managing member for HBT of Eagle Pointe LLC, for a property located at Buckeye and Carter road; and
  • Record Affidavit of Ownership and Encumbrances from Mark Madigan as Vice President of Town Realty, Inc., as managing member of HBT of Manatee County LLC, as managing member for HBT of Eagle Pointe LLC.


Enabling/Regulating Authority

Chapter 125, Florida Statutes.  Manatee County Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands. Comprehensive Plan Goal 11.3 addresses flooding and surface water quality.  Land Development Code 722.1.2 through 722.1.3.2.



Background Discussion
  • HBT of Eagle Pointe, LLC, is required to dedicate 902,460 square feet, or 20.72 acres more or less, of right-of-way by an Amended and Restated Local Development Agreement for Eagle Pointe dated August 7, 2014.
  • This dedication allows for the widening and relocation of portions of Carter Road and for storm water retention for Carter Road and Buckeye Road and for other purposes identified by the County.
