  • Accept and Record Affidavit of Ownership and Encumbrances from Mark Manheimer, Executive Vice President, Spirit SPE Manager, LLC; and
  • Record Joinder and Consent of Mortgagee from Wells Fargo Bank, N.A.; and
  • Execute and Record Permanent Utilities Easement Agreement between Spirit SPE Portfolio 2007-2, LLC, and Manatee County.


Enabling/Regulating Authority
Chapter 125, Florida Statutes. Manatee County Comprehensive Plan Goal  9.4 addresses stormwater management, flooding, and water quality.

Background Discussion

Spirit SPE Portfolio 2007-2, LLC, is required to dedicate a 37,232 square foot drainage easement to Manatee County for ingress, egress, construction, and maintenance of surface and drainage for the property located at 2800 15th Street East in Bradenton. 84 Lumber currently leases the property from Spirit SPE Portfolio 2007-2, LLC.
