Action Requested
  • Execution of Contract For Sale and Purchase of Real Property owned by Manatee County to Managed Investment Holdings, LLC, a Florida limited liability company; and
  • Execution of County Deed to Managed Investment Holdings, LLC, a Florida limited liability company.


Enabling/Regulating Authority
Florida Statute Section 125.35 - County authorized to sell real and personal property and to lease real property.

Background Discussion
  • On October 21, 2002, Manatee County acquired the property with transportation funding via a Warranty Deed, recorded in Official Records Book 1782, Page 6222, from Electronic Protection Systems, Inc.
  • The property was required for the road improvement of 30th Avenue West from 26th Street West to 5th Street West in Bradenton.
  • The property was purchased out of fund 307, gas tax money, and the funding source was 006 (special revenue funds).
  • The 2014 tax assessed value is $37,312
  • The property was offered for sale in accordance with Florida Statute 125.35
  • The Board adopted Resolution R-14-061 declaring this property as surplus and authorizing its sale on June 3, 2014.
  • The property was advertised for a total of six weeks in the Bradenton Herald and staff recommends accepting the high bid of $27,500.
  • The property has been reviewed by appropriate County departments without objection to its sale.
