Action Requested
  • Execution of Contract for Sale and Purchase of Real Property owned by Manatee County to Sixa Investments, Inc., a Florida for-profit company; and
  • Execution of County Deed to Sixa Investments, Inc., a Florida for-profit company.


Enabling/Regulating Authority
Section 125.35, Florida Statutes, County Government authorized to sell real and personal property and to lease real property.

Background Discussion
  • On September 20, 2000, Manatee County acquired the property via Tax Deed recorded in Official Records Book 1649, Page 3519, Public Records of Manatee County, Florida.  Tax Deed Docket 1383.
  • The 2015 tax assessed value is $6,000.00
  • The property was offered for sale in accordance with Florida Statute 125.35.
  • The Board adopted Resolution R-16-053 declaring this property as surplus and authorizing its sale on May 10, 2016.
  • The property was advertised for sale in the Bradenton Herald once a week for two weeks on May 18, 2016, and May 25, 2016.  Staff recommends accepting the highest bid and only bid of $5,500.00.
  • Additionally, as a courtesy, all owners within 500 feet were notified by Property Acquisition via mail on May 17, 2016, that Manatee County intended to sell the parcel but no bids were received.
  • The property has been reviewed by appropriate County Departments without objection to its sale.
