Action Requested
  1. Execute and record Final Subdivision Plat;
  2. Accept, execute, and record Consent To Subdivision Plat and All Dedications and Reservations Thereon for The Green At Lakewood Ranch, from Lakewood Ranch Stewardship District;
  3. Accept, execute, and record Mortgageeā€™s Joinder In and Ratification of Subdivision Plat and All Dedications and Reservations Thereon for The Green At Lakewood Ranch, from PNC National Association;
  4. Authorize the County Administrator to accept, execute, and record Agreement for Private Subdivision With Public Improvements from TDC Lakewood I, LLC;
  5. Authorize the County Administrator to accept, execute, and record Agreement for Private Subdivision Improvements from TDC Lakewood I, LLC;
  6. Accept Irrevocable Standby Letter of Credit and Amendment 1 for Performance of Required Public Improvements, The Green At Lakewood Ranch, Reference No. 18128693-00-000 from PNC Bank, National Association for $423,118.54;
  7. Accept Irrevocable Standby Letter of Credit and Amendment 1 for Performance of Required Private Improvements, The Green At Lakewood Ranch, Reference No. 18128692-00-000 from PNC Bank, National Association for $3,020,804.28.


Enabling/Regulating Authority
  • MANATEE COUNTY LAND DEVELOPMENT CODE ORDINANCE 15-17, AS AMENDED; 
  • MANATEE COUNTY COMPREHENSIVE PLAN, FUTURE LAND USE ELEMENT GOAL 2.4, ADEQUATE PUBLIC FACILITIES IN ALL DEVELOPED OR DEVELOPING AREAS.
  • The project has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic, and Fire Protection, Objective 2.4.2 Concurrency, CLOS-08-036


Background Discussion
  • The Final Subdivision Plat is for Commercial Shopping Complex and a Multifamily tract.
  • The Developer has posted Irrevocable Standby Letters of Credit to warrant the required public and private infrastructure improvements - sewer, water, roadway, surveying, landscape-irrigation, and drainage.
  • All common areas will be maintained by The Green at Lakewood Ranch Property Owners Association, Inc.
