Action Requested

FORM OF MOTION:

  1. Approval of, authorization for Chairman to execute, and authorization to record Final Subdivision Plat;
  2. Acceptance of and authorization to record Lot Drainage and Grading Plans;
  3. Acceptance of, and authorization for Chairman to execute Agreement in Conjunction with Surety Bond as Defect Security Warranting Required Improvements; Re:  Surety Bond No. 013124875 from Liberty Mutual Insurance Company;
  4. Acceptance of Surety Bond No. 013124875 from Liberty Mutual Company;
  5. Acceptance of, and authorization for Chairman to execute Agreement in Conjunction with Surety Bond as Defect Security Warranting Required Improvements; Re:  Surety Bond No. 013124876 from Liberty Mutual Insurance Company;
  6. Acceptance of Surety Bond No. 013124876 from Liberty Mutual Company;
  7. Acceptance of, authorization for Chairman to execute, and authorization to record Agreement for the Installation and Maintenance of Publicly Owned Facilities Underlying Privately Owned and Maintained Development (POMD);
  8. Acceptance of and authorization to record Conservation Easement.

 



Enabling/Regulating Authority
  • Manatee County Land Development Code, Ordinance 90-01, as Amended,
  • Manatee County Comprehensive Plan;  Future Land Use Element Goal 2.4, Adequate & Available Public Facilities In All Developing  Areas.  The Developer has been issued a Certificate of Level of Service for Potable, Solid Waste, Sanitary Sewer, Transit, Drainage, Traffic and Fire Protection, Objective 2.4.2, Concurrency.


Background Discussion
  • The final plat is for a single family private subdivision with 122 lots.
  • The Developer has posted defect security bonds to warrant the required improvements for the on and off-site improvements.
  • All common areas will be maintained by the Master Association for Rosedale, A Golf and Tennis Club Community, including Rosedale Links Homeowner's Association, Inc., Links Two Homeowner's Association, Inc. and the Links Three Homeowner's Association, Inc.
