Action Requested

Execution of Contract for Sale and Purchase for a Warranty Deed with B & J Citrus Groves, Inc., for the purpose of the Ellenton Gillette Road Intersection Improvement Project (U.S. 301 at Ellenton Gillette Road) in the amount of $85,550.00.



Enabling/Regulating Authority

Chapters 125 and 127, Florida Statutes.  Manatee Comprehensive Plan Goal 5.1 addresses the safety and efficiency of forecasted vehicular demands.



Background Discussion
  • The Ellenton Gillette Road Intersection Improvement Project (U.S. 301 at Ellenton Gillette Road) was approved in the FY 2014-2018 CIP 381-6035161.
  • Parcel 4 is improved with a commercial building that is leased and divided into three units located at 1127 36th Avenue East in Ellenton.  The project requires a partial take of 4,216 square feet.
  • On July 13, 2015, Appraiser Nicholas Chop, MAI of Florida Valuation, Inc., determined the value of the area for acquisition at $85,550.00.
  • The appraisal value details consists of the following; $25,300.00 for land; $11,500.00 for improvements to include concrete driveway, asphalt paving, signage and landscaping; $35,650.00 for cost to cure to install business signage, concrete sidewalk, asphalt pavement, parking area, covered entrance and sod; and $13,100.00 severance damages as a result of the acquisition.
  • The loss in value caused by the taking, but not attributable to the part taken, represents severance damages to the remainder.
