  • Execution of a District Office Lease Amendment for office space located at 1051 Manatee Avenue West, 3rd Floor, Bradenton, Florida 34205 which covers the period from January 2, 2017, to January 2, 2019; and
  • Execution of a District Office Lease Attachment for office space located at 1051 Manatee Avenue West, 3rd Floor, Bradenton, Florida 34205 which covers the period from January 2, 2017, to January 2, 2019.

Background Discussion

In 2011, Representative Vern Buchanan approached Manatee County to request rental of office space.  Suitable office space was identified on the 3rd Floor of the Manatee County Judicial Center located at 1051 Manatee Avenue West, Bradenton.

Resolution R-11-126 was executed by the Board of County Commissioners on June 7, 2011, declaring the office space was not needed for county purposes and could be leased to Congressman Vern Buchanan for his District Office.  The Board of County Commissioners executed a lease provided by the U.S. House of Representatives entitled "District Office Lease" dated June 7, 2011.  The initial lease was for a period of 2 years.  Subsequently, the Board of County Commissioners entered into two (2) District Office Lease Amendments to extend the lease term of the original lease.  The current lease term expires on January 2, 2017.

Congressman Vern Buchanan now expresses a desire to renew the lease for another 2 year period beginning January 2, 2017, and ending January 2, 2019.  The leased space is approximately 956 square feet and is leased at a rate of $16.00 per square foot for a total monthly rental amount of $1,275.00.  Congressman Buchanan will continue to maintain a District Office in the leased space.  The lease may be terminated by either party giving a 30-day written notice.

The Lease Amendment and the Lease Attachment are both required to be executed by the Board of County Commissioners.

Explanation of Other
On December 7, 2016 Joy-Leggett Murphy, Property Acquisition Division Manager spoke to Mitchell Palmer, County Attorney via phone call to determine if a legal review was necessary for this office lease amendment and lease attachment.  After discussion it was determined that these documents are identical to the 2015 version which was previously reviewed by the County Attorney's Office with the exception of the 30 day early termination clause.  Therefore, Mr. Palmer determined that further legal review was unnecessary at this time and the lease amendment and lease attachment are acceptable to present to the Board of County of Commissioners.
